Tribunals Ontario has launched a new case management system, the Tribunals Ontario Portal. The Landlord and Tenant Board (LTB) is the first tribunal to implement the new system.

    Among the features available, landlords and tenants can:
  • Submit most commonly used L1, L2, T2 and T6 LTB applications with simple and easy to use online forms
  • Pay application fees on the portal
  • Upload evidence directly on to the portal
  • View and exchange documents with other parties
  • View their file and status of their L1, L2, T2 and T6 application(s) online
  • Receive decisions electronically
  • Use the dispute resolution tool to communicate with other parties or ask for assistance from an LTB Dispute Resolution Officer to help reach an agreement

What you need to know before you e-File your application

Important - September 1, 2021: The revised L2: Application to End a Tenancy and Evict a Tenant or Collect Money will only be available in fillable PDF format until the launch of the new Tribunals Ontario Portal later this fall. Please do not use LTB e-File to file based on an N12 or N13 notice, or when claiming costs relating to substantial interference or utilities. In these cases, you must use the PDF form and submit it by fax, mail or courier.

Electronic copies: If you are applying to terminate the tenancy, you will need electronic copies of any Notices of Termination and Certificate of Service forms. You must submit these with your application.

Fee: There is a fee for each application that you e-File. You can pay by credit card (MasterCard or Visa) or debit card (any chartered bank, except CIBC).

You will be charged a filing fee for each application that you e-File, even if you are filing two applications against the same landlord or same tenant. If you want to file a “combined application” against the same landlord or same tenant and pay one filing fee, you will have to file in-person, by mail or by fax.

The LTB can order either the landlord or the tenant to pay the other’s costs related to the application.

Accuracy: It is an offence under the Residential Tenancies Act, 2006 to file false or misleading information with the LTB.

Maximum number of applications: You can file up to 25 applications in each e-File session.
